Delaware Notice to Landlord of Early Termination of Rental Agreement

Terminate a tenancy before it expires with this Delaware Notice to Landlord of Early Termination of Rental Agreement (other than month to month tenancies).

This form of Notice is for a lease or rental agreement that runs longer than month to month, such as a yearly lease. It must be served on the landlord in accordance with the Residential Landlord-Tenant Code.

This Notice CAN ONLY BE USED to terminate the lease early under the following circumstances:

• the tenant's employment requires relocation to a distance of greater than 30 miles;
• serious illness of the tenant or serious illness or death of an immediate family member makes relocation necessary;
• the tenant is being admitted to senior citizens or subsidized housing;
• the tenant is entering into active military service;
• the tenant has died.

The Notice informs the landlord that the rental agreement will terminate in 30 days, beginning on the first day of the month following the date the notice is given. A Service of Notice Form is included to record the details of the method of service.
