California Roommate Agreement

CA tenants, bring in a roommate to share your tenancy and split the rent with this downloadable California Roommate Agreement.

• Consent. The Agreement must also be consented to by the landlord.
• Allocation of Costs. The rent, security deposit, utilities and other costs are to be paid equally by the roommates, or, alternatively, there is provision to set out how much each party will pay.
• Guests. The roommates are each responsible for the conduct of their guests. Overnight guests cannot stay longer than a specified number of consecutive days without written consent from the landlord.
• Condition of Premises. Each roommate must keep the premises clean, tidy and free of damage except for regular wear and tear.
• Termination. If the roommate wants to terminate his/her tenancy, he/she is responsible for finding a replacement.
• The Agreement contains the Megan's Law Disclosure which applies to registered sexual offenders.
• The form also contains a Lead Paint Disclosure, in accordance with federal laws.
