Arizona Notice of Termination or Rent Reduction Because of Damage
If your rental premises has been damaged by fire or flood and is now fully or partially uninhabitable, Arizona law allows you to either terminate your tenancy or withhold part of the rent.
- You must serve your landlord with this Arizona Notice of Termination or Rent Reduction Because of Damage Due to Fire or Casualty, as prescribed by the Arizona Revised Statutes and the Residential Landlord and Tenant Act.
- The Notice informs the landlord that the rental premises has been damaged or destroyed and that the tenant is either vacating the premises entirely, or has vacated a portion of the premises and has reduced the rent payable in proportion to the unusable part of the property.
- Download the form, fill it in, print and sign it, and serve it on your landlord according to the instructions.
