Security Deposit Demand Letter

Most landlords require that rental tenants provide a security deposit which is used to ensure the tenant performs the obligations under a lease. Most leases contain provisions that if a tenant pays rent on time and causes no damage to the premises beyond ordinary wear and tear, they are entitled to a full return of their security deposit. Unfortunately, some landlords do not fulfill their obligations under a lease and do not refund security deposits in a timely manner. This Security Deposit Demand Letter is designed for use by a tenant in writing to a landlord requesting a full return of the security deposit. This demand letter requests that the deposit be returned within ten days and if not, states the tenant’s intention to take legal action. (continued ...)
